1 English Terms and Conditions 1. ELIGIBILITY 1.1 The home financing Referral Rewards Programme ( RRP ) is a programme that rewards Real Estate agents / negotiators and Insurance agents/insurers ( Agent ) for any successful home financing referral made to Hong Leong Bank Berhad HLB / Hong Leong Islamic Bank Berhad HLISB ( the Bank ). 1.2 SUCCESSFUL REFERRAL i. To be eligible for RRP incentive, all of the following conditions must be fulfilled ( Successful Referral ): i. The Agent must be registered with respective professional bodies/ statutory boards as defined below: Real Estate Agent/Negotiator/ Salesperson - Registered agent with the Board of Valuers, Appraisers and Estate Agents Malaysia or - Negotiator employed by a registered real estate firm/agent with the Board of Valuers, Appraisers and Estate Agents Malaysia; or - Registered agent/firm with the Council for Estate Agencies (CEA) Singapore; or - Salesperson employed by a registered agent/firm with the Council for Estate Agencies (CEA) Singapore Insurance Agent/Insurer - Registered agent with the Life Insurance Association of Malaysia (LIAM)/Persatuan Insurans Am Malaysia (PIAM)/Malaysian Takaful Association (MTA); or - Registered insurer with the Monetary Authority of Singapore (MAS) ii. iii. All application for home financing from the Agent must be referred through the Bank s sales staff. All products are categorised under the Bank s home financing business except for the following: - Top Up Loan - Hong Leong Home Furnishing Loan iv. The customer s application for financing must be approved by the Bank, the Letter of Offer must be accepted, home financing documents duly executed by the customer and facilities status must be active. In the event the financing documents are not executed, the Agent will not qualify for RRP incentive. v. Minimum financing amount for each home financing referral is RM100,000. No incentive for case with financing amount below RM100,000. vi. Entitled property types as below: - Completed Residential and Non-Residential Property - Under-construction Residential and Non-Residential Property Note: Agent must submit Developer Appoint Letter/Declaration Form which verified by a Senior Management from the Developer Office before referring case to the Bank. ii. iii. The home financing approval subject to the Bank s credit review. Only Agents who fall under the following insurance companies are eligible to participate in the RRP: i. Hong Leong Assurance Berhad ii. Allianz General Insurance Company (M) Berhad iii. American International Assurance Berhad iv. Prudential Assurance Malaysia Berhad v. Great Eastern Life Assurance (M) Berhad iv. The Agent will have to perform the RRP registration before giving any referrals. Below are documents required to be provided to the Bank upon registration: i. Negotiator/Agent in Malaysia Real Estate 2. Copy of Agent s I/C 3. Copy of Agent s Business Card 4. Copy of REN Tag Insurance 2. Copy of Agent s I/C 3. Copy of Agent s Business Card 4. Copy of LIAM / PIAM card

2 ii. Salesperson/Insurer in Singapore Real Estate 2. Estate Agent Card (expired card will not be entertained)/ Print screen from on the agent details 3. Business card 4. RRP INCENTIVE 2.1 The Agent is eligible for 0.10% of RRP incentive payable for every RM1.00 of successful referral. The Successful Referral (term loan only) referred is rounded down to the nearest Ringgit when determining RRP incentive. 2.2 Payment will be processed upon execution of the financing facility. 2.3 The facility account must remain active and not be terminated or in default, failing which the Agent shall be disqualified from the RRP. 2.4 Payment will be credited into Agent s savings/current account with the Bank after 6-8 weeks from the end of the execution month. The Agent is responsible to ensure individual s savings or current account with the Bank is in active status upon registration. Dormant and inactive account will not be entertained. 2.5 No letter will be generated on the RRP incentive payment. 2.6 The Agent are liable and shall personally bear all applicable taxes, government fees or any other charges that may be levied against them under applicable laws, if any, in relation to participating in the RRP and/or receive of RRP incentive. 3. GENERAL 3.1 All information provided by the Agent in relation to or for the purpose of RRP must be accurate, true, current and complete. Failure to adhere to this requirement will lead to immediate disqualification of the Agent from RRP and the Agent will cease to be entitled to any RRP incentive, whether after the disqualification or accumulated prior thereto. 3.2 The Agent is agreeable to the Bank disclosing his/her name and Agent s company name to the customer whom the home financing is referred to the Bank for referral information verification. 3.3 The Agent who has committed or are suspected of committing any fraudulent, unlawful or wrongful acts in relation to any of the facilities granted by the Bank shall NOT be eligible for RRP incentive. 3.4 All decisions made by the Bank on any matters relating to RRP will be final and binding on all Agents of RRP. No dispute, correspondence or appeal will be entertained. 3.5 The Bank is not responsible with respect to injury, consequential loss or damage of whatever nature suffered by the Agent and if applicable, or third party arising from the receiving of RRP incentive. 3.6 The Bank reserves the right at any time with twenty-one (21) calendar days prior notice to add, delete, suspend or vary the T&Cs contained herein, either wholly or in part, at the Bank s discretion by way of posting on the Bank s website at or in any manner deemed suitable by the Bank. The Agent agrees to access the website at regular time intervals to view the T&Cs and ensure to be kept up-to-date on any change or variation to the T&Cs. 3.7 The T&Cs shall be governed by and construed in accordance with the laws of Malaysia and the Agent agrees to submit to the jurisdiction of the Courts of Malaysia.

3 Bahasa Malaysia Terma dan Syarat 1. KELAYAKAN 1.1 Program Ganjaran Rujukan Hartanah ( RRP ) pembiayaan rumah adalah program yang memberi ganjaran kepada ejen / jururunding Hartanah dan ejen Insurans/Penginsurans ( Ejen ) untuk mana-mana rujukan pembiayaan rumah berjaya yang dibuat kepada Hong Leong Bank Berhad HLB / Hong Leong Islamic Bank Berhad HLISB ( Bank ). 1.2 RUJUKAN BERJAYA a) Untuk layak mendapat insentif RRP, semua syarat berikut perlu dipenuhi ( Rujukan Berjaya ): i. Ejen mestilah berdaftar dengan badan profesional / lembaga berkanun berkenaan seperti ditakrifkan di bawah: Ejen/ Jururunding/Jurujual Hartanah - Ejen berdaftar dengan Lembaga Penilai, Pentaksir dan Ejen Hartanah Malaysia; atau - Jururunding yang bekerja dengan firma/ejen hartanah yang berdaftar dengan Lembaga Penilai, Pentaksir dan Ejen Hartanah Malaysia; atau - Firma/ejen berdaftar dengan Council for Estate Agencies (CEA) Singapura; atau - Jurujual yang bekerja dengan firma/ejen berdaftar dengan Council for Estate Agencies (CEA) Singapura. Ejen Insurans / Penginsurans - Ejen berdaftar dengan Persatuan Insurans Hayat Malaysia (LIAM) / Persatuan Insurans Am Malaysia (PIAM)/ Persatuan Takaful Malaysia (MTA); atau - Penginsurans berdaftar dengan Monetary Authority of Singapore (MAS) ii. iii. Semua permohonan untuk pembiayaan rumah daripada Ejen mestilah dirujuk melalui kakitangan jualan Bank. Semua produk dikategorikan di bawah perniagaan pembiayaan rumah oleh Bank kecuali yang berikut: - Pinjaman Tambahan (Top Up Loan) - Pinjaman Kelengkapan Rumah Hong Leong (Hong Leong Home Furnishing Loan) iv. Permohonan pelanggan untuk pembiayaan mestilah diluluskan oleh Bank, Surat tawaran hendaklah diterima, dokumen pembiayaan telah dilaksanakan sepenuhnya oleh pelanggan dan status kemudahan mestilah aktif. Sekiranya dokumen pembiayaan tidak dilaksanakan, Ejen tidak layak mendapat insentif RRP. v. Amaun pembiayaan minimum untuk setiap rujukan pembiayaan rumah adalah RM100,000. Tiada insentif untuk kes dengan amaun pembiayaan di bawah RM100,000. vi. Jenis hartanah yang layak seperti di bawah: - Hartanah Kediaman dan Bukan-Kediaman Siap - Hartanah Kediaman dan Bukan-Kediaman Sedang Dibina b) Kelulusan pembiayaan rumah tertakluk kepada semakan kredit oleh Bank. c) Hanya Ejen yang berada di bawah syarikat insurans berikut layak menyertai RRP: i. Hong Leong Assurance Berhad ii. Allianz General Insurance Company (M) Berhad iii. American International Assurance Berhad iv. Prudential Assurance Malaysia Berhad v. Great Eastern Life Assurance (M) Berhad d) Ejen perlu melakukan pendaftaran RRP sebelum memberikan sebarang rujukan. Berikut adalah dokumen yang perlu disediakan kepada Bank semasa pendaftaran: i. Jurunding / Ejen di Malaysia Hartanah 5. Borang Penyertaan 6. Salinan KP Ejen 7. Salinan Kad Perniagaan Ejen 8. Salinan Tag REN Insurans 1. Borang Penyertaan 2. Salinan KP Ejen 3. Salinan Kad Perniagaan Ejen 4. Salinan kad LIAM / PIAM

4 ii. Jurujual/Penginsurans di Singapura Hartanah 1. Borang Penyertaan 2. Kad Ejen Hartanah (kad luput tarikh tidak akan dilayan/ Cetakan skrin dari mengenai butiran ejen 3. Kad perniagaan 4. Salinan KP Insurans. Borang Penyertaan. Cetakan srkin Daftar Perwakilan dari ATAU cetakan skrin dari Kad perniagaan. Salinan KP 2. INSENTIF RRP 2.1 Ejen layak mendapat 0.10% insentif RRP yang dibayar untuk setiap RM1.00 rujukan berjaya. Rujukan Berjaya (pinjaman bertempoh sahaja) akan dibundarkan ke bawah kepada Ringgit terdekat semasa menentukan insentif RRP. 2.2 Bayaran akan diproses selepas kemudahan pembiayaan dilaksanakan. 2.3 Akaun kemudahan mestilah kekal aktif dan tidak ditamatkan atau berkeadaan ingkar, jika tidak Ejen akan dibatalkan kelayakannya daripada RRP. 2.4 Ejen bertanggungjawab untuk memastikan akaun simpanan atau semasa individu dengan Bank berada pada status aktif semasa pendaftaran. Akaun tidak aktif atau dorman tidak akan dilayan. 2.5 Tiada surat akan dikeluarkan mengenai bayaran insentif RRP. 2.6 Ejen secara peribadi akan bertanggungjawab dan menanggung semua cukai, yuran kerajaan atau sebarang caj lain yang mungkin dikenakan ke atas mereka di bawah undang-undang berkenaan, jika ada, berkaitan dengan penyertaan mereka dalam RRP dan/atau penerimaan insentif RRP. 3. AM 3.1 Semua maklumat yang disediakan oleh Ejen yang berkaitan atau untuk tujuan RRP mestilah tepat, benar, semasa dan lengkap. Kegagalan untuk mematuhi syarat ini akan menyebabkan pembatalan serta-merta Ejen daripada menyertai RRP dan Ejen tidak lagi berhak mendapat sebarang insentif RRP, sama ada selepas pembatalan kelayakan atau pengumpulan sebelum darinya. 3.2 Ejen memberi kebenaran kepada Bank untuk mendedahkan nama beliau dan nama syarikat Ejen kepada pelanggan yang mana pembiayaan rumahnya dirujuk kepada Bank untuk tujuan pengesahan maklumat rujukan. 3.3 Ejen yang telah atau disyaki melakukan sebarang penipuan, perbuatan yang tidak sah atau menyalahi undangundang berkaitan dengan mana-mana kemudahan yang diberikan oleh Bank TIDAK layak menerima insentif RRP. 3.4 Semua keputusan yang dibuat oleh Bank berkenaan sebarang perkara yang berkaitan dengan RRP adalah muktamad dan mengikat ke atas semua Ejen RRP. Sebarang pertikaian, surat-menyurat atau rayuan tidak akan dilayan. 3.5 Bank tidak akan bertanggungjawab ke atas sebarang kecederaan, kerugian atau kerosakan sampingan dalam apa jua bentuk yang dialami oleh Ejen dan jika berkenaan, kepada pihak ketiga, yang timbul daripada penerimaan insentif RRP. 3.6 Bank berhak pada bila-bila masa dengan memberikan notis awal dua puluh satu (21) hari kalendar untuk menambah, memadam, menggantung atau meminda T&S yang terkandung di sini, sepenuhnya atau sebahagiannya mengikut budi bicara Bank, dengan cara memaparkannya di laman sesawang di atau dengan apa jua cara yang dianggap sesuai oleh Bank. Ejen bersetuju untuk melayari laman sesawang setiap masa untuk menyemak T&S dan memastikan mereka mendapat maklumat terkini mengenai sebarang perubahan atau pemindaan T&S. 3.7 T&S yang terkandung di sini dikawalselia oleh dan dibentuk berdasarkan undang-undang Malaysia dan Ejen bersetuju untuk berserah kepada bidang kuasa Mahkamah Malaysia.

5 Chinese 规则与条件 1. 参加资格 1.1 此房屋贷款客户推荐奖励计划 ( 客户推荐奖励计划 ) 为一项奖励房地产经纪人 / 谈判员和保险代理 / 保险公司 ( 代理 ) 已成功转介任何房屋贷款至豐隆银行豐隆银行 / 豐隆伊斯兰银行有限公司豐隆伊斯兰银行 ( 银行 ) 奖励计划 1.2 成功转介 a) 欲获资格参加客户推荐奖励计划必须履行以下所有条规 ( 成功转介 ): i. 代理必须向各自的专业机构 / 法定机构进行注册, 定义如下 : 房地产经纪人 / 谈判员 / 销售员 - 已经向马来西亚估价师委员会, 评估师和房地产代理注册的代理, 或 - 已经向马来西亚估价师委员会, 评估师和房地产代理注册的房地产 / 代理所雇用的谈判员 ; 或 - 已经向新加坡房地产代理理事会 (CEA) 注册的代理 / 公司 ; 或 - 已经向新加坡房地产代理理事会 (CEA) 注册的代理 / 公司所雇用的销售员保险代理 / 保险公司 - 已经向马来西亚人寿保险公会 (LIAM)/Persatuan Insurans Am Malaysia (PIAM)/Malaysian Takaful Association (MTA) 注册的代理 ; 或 - 新加坡金融管理局 (MAS) 的注册保险公司 ii. 由代理推荐的所有房屋贷款申请必须通过银行的销售人员 iii. 所有产品均依据银行家融资业务分类均符合参加, 除了以下 : - 追加贷款 - 豐隆家具贷款 iv. 客户的贷款申请必须经银行批准, 必须已接受贷款同意书, 客户须按时执行贷款文件和融资状况必须处于活跃状态在贷款文件还未执行的情况下, 代理将无权获取此客户推荐奖励计划的奖励 v. 每项房屋贷款转介的最低贷款额为 RM100,000 少过 RM100,000 贷款额将无权获得奖励 vi. 符合资格的物业类型如下 : - 已建成住宅和非住宅物业 - 兴建中的住宅和非住宅物业 b) 房屋贷款批准须经银行的信贷审查而定 c) 唯有属于以下保险公司的代理获资格参加此客户推荐奖励计划 ; i. 豐隆保险有限公司 ii. 安联保险有限公司 iii. 美国友邦保险有限公司 iv. 马来西亚保诚保险有限公司 v. 大东方人寿保险有限公司 d) 代理须在给予任何转介前执行客户推荐奖励计划注册以下是注册时提供银行的所需文件 ( 扫描件 ): i. 马来西亚的谈判员 / 代理房地产 2. 代理身份证 3. 代理名片 4. 6 ii. 新加坡的销售员 / 保险公司房地产 2. 房地产代理卡 ( 过期卡恕不受理 )/ 3. 打印中的代理详细资料 4. 代理名片 5. 身份证保险 2. 打印或中的代表注册簿 3. 代理名片 4. 身份证 2. 客户推荐奖励计划奖励 2.1 每 RM1.00 的成功转介, 代理将有资格获取 0.10% 的客户推荐奖励计划奖励在确定客户推荐奖励计划奖励时, 成功转介 ( 仅限长期贷款 ) 是向下调整至最接近令吉来计算 2.2 付款将在贷款便利执行后处理 2.3 贷款户口必须保持活跃和不得被终止或违约, 否则该代理将无权获取此客户推荐奖励计划的奖励 2.4 在注册时, 代理有责任确保个人的银行储蓄或来往户口保持活跃状态休止和非活跃户口恕不受理 2.5 客户推荐奖励付款将不会分发任何书函通知 2.6 代理有责任和应亲自承担所有适用的税收政府收费或根据适用法律对他们征收的费用, 若有, 和参与此客户推荐奖励计划和 / 或接受此客户推荐奖励计划的相关费用 3. 一般资讯 3.1 由代理为有关或客户推荐奖励计划目的所提供的所有资料必须准确, 真实, 当前和完整不遵守此规定将导致即时取消代理参与客户推荐奖励计划的资格和代理将不再享有任何客户推荐奖励计划的奖励资格, 无论是取消资格之后或在此之前的积累奖励 3.2 代理同意银行揭露他 / 她的姓名和代理的公司名称给予代理向银行转介的房屋贷款客户作为资料核查 3.3. 犯有或被怀疑犯下与任何银行授予贷款有关的欺诈, 非法或不当行为的代理将无资格获取客户推荐奖励计划的奖励 3.4 银行所作的一切与客户推荐奖励计划相关的决定为最终决定, 进一步的争议, 书信或上诉恕不受理 3.5 任何关于获取客户推荐奖励计划奖励所造成的伤害继而的损失或代理所遭受任何性质的损害, 或在接受奖励时第三方所产生的损失银行将不负责 3.6 银行保留权利随时于二十一 (21) 个日历日内在事先通知代理的情况下增加删除搁置或更改相关计划规则与条件的全部或部分内容, 同时银行可能在其自行决定下张贴在银行网页上或以任何被视为适合银行的方式修改或更改相关的规则与条件参与者谨此同意, 时时登入网页参阅条规, 并确保随时跟进条规内的任何更改及变动 3.7 此规则与条件依据马来西亚法律诠释和客户同意并提交到马来西亚的法院的非专属管辖部
