Our office environment is both professional while having a friendly environment and this is shown by the smooth running of our office. What sets us apart from larger business is that we are a smaller company with a more personalised approach to customer service and always keeping our clients requirements foremost. Our office is situated in the main street of Maitland with parking at the front door. You can also park in various car parks within a 2 minute walk of our office. 5 We would like to present to you our offer of commitment, honesty and transparency so you have peace of mind that your investment is being looked after in the best possible way. Tenants are thoroughly screened to ensure the best possible tenant outcome for your property. We conduct up to three inspections per year, allowing one spare for any other issues or concerns. You will receive a detailed report along with internal and external photos on a USB flash drive. This may be of interest to you for example:- it will show improvements made to the gardens etc or repairs that need undertaking to the property. All repairs and maintenance issues will be dealt with promptly after quotes have been received and authority has been given by yourself. This can either be deducted from the rental amount payable or by yourself depending on the repair at hand. This will be discussed in the contract should you wish to use our services. We conduct rent reviews on the property every six months to make sure your investment is working for you. Attendance to the property in case of emergencies. We will not organise a repair or maintenance request without your prior knowledge and approval (unless its an after hours emergency).

6 As Per Residential Tenancy Agreement 2010 What is classed as an emergency repair? A burst water services; An appliance, fitting or fixture that uses water is not functioning properly so that a substantial amount of water is wasted; Blocked or broken toilet; A serious roof leak; A gas leak; A dangerous electrical fault; Flooding or serious flood damage; A failure or breakdown of the gas, electricity or the water supply to the premises; A failure or breakdown of any essential service on the premises for hot water, cooking, heating, cooling, or laundering; Any fault or damage that causes the premises to be unsafe or insecure. The tenant has the right to attend to an urgent repair not exceeding $1000 which the landlord must reimburse within 14 days, if the owner has not made every effort to attend to such repairs. The Landlord Agrees: Rent Increases: The tenant must be given 60 Days Notice for any increase The Tenant is not required to pay water usage unless cold water taps in kitchen and bathroom have maximum flow rate of 9 litres per minute. To keep the residential premises in a reasonable state of repair considering the age of; the rent paid for; and the prospective life of the premises. To inspect the premises if the tenant is given at least 7 days written notice and not to exceed 4 inspections in a 12 month period. Not to unreasonably refuse permission for the installation of a fixture by the tenant or to a minor alteration addition or renovation by the tenant. If requiring vacant possession 90 days notice must be given.

This can be organised through your current insurer or phone our office for a quote through Allianz. Allianz has an all-in-one cover for Landlords (with additional cover), building and standard contents. Please ensure you have all three in your cover All properties are to have Smoke Alarm report completed in the past twelve months All properties must be fitted with Water Saving Devices All items to be repaired must be completed prior to tenants moving in to premises Smoke detectors - must be installed & located near all bedrooms Ensure Safety Switch is operational Appliances - to be check and all in good working order Remotes -Air con, Garage, Security System etc Good Working Order and batteries changed Light Fittings - Ensure that they are clean & replace if not working Flea Spray - Inside & Out if pets present at property.
