Please prepare a banker s cashier order in the sum of HK$500,000 in favour of LO & LO, and bring along a cheque to top up the deposit to 5%. *After a unit has been chosen, no request to change to another unit will be accepted. (A) First payment 10%; 90% to be paid within 60 days (10% discount to the listed price ie 90%) (1) 10% of purchase price: to be paid upon signing of the formal Agreement for Sale and Purchase at solicitors office within 5 days from signing of the preliminary agreement (preliminary deposit of 5% will be set off against this payment). (2) 90% of purchase price: to be paid within 60 days from signing of the preliminary agreement. (B) First payment 10%; 5% to be paid within 60 days; 85% to be paid within 14 days of the purchaser being notified in writing that the Occupation Permit has been issued: (100% listed price) *** This method is only available to first hand individual purchasers.*** (1) 10% of purchase price: to be paid upon signing of the formal Agreement for Sale and Purchase at solicitors office within 5 days from signing of the preliminary agreement (preliminary deposit of 5% will be set off against this payment). (2) 5% of purchase price: to be paid within 60 days from signing of the preliminary agreement. (3) 85% of purchase price: to be paid within 14 days of the purchaser(s) being notified in writing that the Occupation Permit has been issued. The first hand individual purchaser may opt for early payment of the full purchase price to a day falling within 120 days from the signing of the formal agreement, in which case the purchase price shall be reduced by 5% of the listed price. The aforesaid discount is personal to the purchaser and shall not be available to the purchaser s nominee or assignee. (C) First payment 10%; 5% to be paid within 60 days; 5% to be paid within 90 days; 80% to be paid within 14 days of the purchaser being notified in writing that the Occupation Permit has been issued: (1% discount to the listed price ie 99%) (1) 10% of purchase price: to be paid upon signing of the formal Agreement for Sale and Purchase at solicitors office within 5 days from signing of the preliminary agreement (preliminary deposit of 5% will be set off against this payment). (2) 5% of purchase price: to be paid within 60 days from signing of the preliminary agreement. Individual purchaser making a purchase in his/her own name sole or joint purchasers) must personally attend the sales office and present his/her identity card to attend to the formalities. b. If a purchase is made in the name of a limited company, the person acting must be a person authorized by the company to effect the purchase and to sign the preliminary agreement, and he/she must personally attend to the formalities and bring along the business registration certificate of the company, copies of the register of directors and minutes of meeting showing his/her authority. c. The preliminary deposit and all other payments should be made to the seller s appointed solicitors. d. Stamp duty shall be borne by the purchaser. The purchaser shall be responsible to pay the legal costs of his/her own appointed solicitors in respect of the purchase the property. e. If the purchaser does not attend the appointed solicitors to pay the required amount of the purchase price and sign the agreement within the required time, the seller shall have the right to terminate the preliminary agreement, sell the property to another purchaser, forfeit the deposit equal to 5% of purchase price as liquidated damages, claim against the purchaser for damages suffered by the seller in excess of 5% of purchase price, and the stamp duty payable on the preliminary agreement shall remain the purchaser s responsibility. f. Prior to signing the preliminary agreement for sale and purchase, the purchaser shall personally clarify all the mortgage terms of the relevant bank or finance company. g. A purchaser may only dispose of his/her unit by sub-sale and the seller will not assist the purchaser to sell his/her unit by cancelling his/her agreement and signing a new agreement with the new purchaser. Prior to the signing of the formal Agreement for Sale and Purchase, the purchaser shall not sub-sell his/her unit. h. The width of structural walls of the higher floors of the building will differ from those of the lower floors and the internal area of the higher floor units may be larger than that of the same units on the lower floors, and suitable adjustments in the purchase price have been made by the seller. i. The seller reserves the right to sell or not to sell any particular unit and reserves the right to sell the units in any way in its entire discretion, and a purchaser may not dispute the decision. j. The price and payment methods are subject to changes without prior notice. * Note: If the purchaser appoints the solicitors of the seller to represent both the seller and the purchaser until completion, the legal costs for the relevant formal Agreement for Sale and Purchase as well as the subsequent assignment (excluding cost of supplemental agreement (if any), certified copies of title deeds, the deed of mutual covenant, registration fees, plan fees and other disbursements) will be borne by the seller.
